An icon restored. A workplace redefined.

For Redevco, One James Street was an opportunity to unlock the latent value of an underperforming mixed use asset on one of the West End’s most prominent island sites. More than a refurbishment, this was a full repositioning.

The strategy began by changing the story. Retail was consolidated to basement, ground and first floor, unlocking approximately 1,800 sqm of new Cat A workspace on levels two and three. This rebalanced the building and allowed it to speak clearly to two audiences: retail customers on Oxford Street and workplace users arriving via James Street.

Our role spanned strategy, Cat A, Cat B workplace design, identity, wayfinding and shared amenity. Enlarged windows, a new double height reception, upgraded communal areas and a roof terrace and pavilion brought greater clarity, daylight, amenity and presence. The unified One James Street brand connected identity, navigation and user experience into one coherent whole.

The result is a brighter, healthier and more confident building with stronger market appeal, improved user experience and greater long term resilience. Puma’s 24,000 sq ft European flagship validated the repositioning and confirmed One James Street as a renewed West End destination.
